Ness + N3ss Restaurant, a hospitality project designed by OOAA (Oficios Asociados) in the Núñez neighborhood of Buenos Aires, has transformed a former storage warehouse into a restaurant, bar, and production kitchen, responding to the area’s evolving urban density and changing land uses. The intervention preserved the simple nine-meter-high exterior walls, maintaining their austere form while retaining small upper-level openings and ground-floor shutters used as distinct access points. Inside, the original load-bearing walls were replaced by metal beams and columns to open the space and organize it around a new service core, with metal carpentry defining the boundaries and uses of each zone. A triple-height space anchors the interior, where elements such as a central cooking island with exhausts, a freight lift, an olive tree, and changing natural light from skylights create a layered spatial character and establish a visual connection with the exterior. Custom-designed furniture and small-scale components emphasize function while integrating through material and detail into a coordinated system.

The project is located in the Núñez neighborhood of Buenos Aires, an area undergoing shifts in urban density and land use that frequently lead to the adaptive reuse of existing structures. In this context, the architects transformed a corner warehouse, previously used for storage, into a restaurant, bar, and production kitchen.

On the exterior, the design preserved the austere character and simple volume defined by nine-meter-high walls, incorporating small openings on the upper level and maintaining three ground-floor shutters that previously served as access points to different sections of the warehouse.

Inside, the original load-bearing walls that subdivided the ground floor were replaced with metal beams and columns, which enabled the space to be opened and restructured around a new service core. Through a system of metal carpentry, various programmatic uses were defined, redefining how the newly configured spaces relate to the public.

In the large triple-height space, several elements play a crucial role in defining character and scale: the cooking island with its exhausts, the freight lift, the olive tree, and the zenithal light from the skylights. The movement and color variation of the natural light generate changing scenes and establish a distinct connection with the exterior.

The furniture and smaller-scale objects were designed with a strong functional focus, while also contributing to the overall composition through their materiality and detailing. These elements function as the smallest components of a larger system, gaining significance through their relationship and interaction with the other key features of the project.
